What we see on park model rvs

A park model is legally an RV and structurally closer to a small house. Construction typically uses dimensional lumber walls, residential windows and doors, and a shingled or standing seam metal roof with an actual pitch rather than a membrane over a flat deck. There is no laminated sandwich sidewall, no fiberglass cap, and usually no slide mechanism doing daily work. That changes the whole repair vocabulary. Water problems here look like house water problems, meaning roof flashing, valley detail, and window head flashing, rather than like RV water problems.

What park models do have that houses do not is a chassis and the occasional need to move. Because they sit on a site for years at a time, the frame, axles, brakes, and bearings are dormant, and dormancy is its own damage mechanism. Bearings dry out, brake magnets and shoes corrode, and tires flat spot and check from UV without turning a mile. Then someone hooks up to relocate the unit, and the transport becomes the single most damaging event in the unit life. We see relocation damage regularly, and almost all of it was avoidable with a proper pre-move service of the running gear.

The site itself is the other variable. A park model sits on piers or blocks with skirting around the perimeter, and the ground under it moves. Settling on one corner racks the structure, which in a residential-framed building shows as drywall cracks at door corners, doors that stop closing, and roof flashing that separates at the valley. In a low desert resort setting in Indio, Palm Desert, or Palm Springs, add extreme UV on a shingled roof that is aging at maybe double the rate a coastal roof would, and add the fact that most of these units have full sun exposure with no shade structure at all.

What actually fails, and why

Roof flashing and valley leaks

Pitched residential roofing fails the way house roofing fails, at flashings, valleys, and penetrations rather than across the field. Low desert UV in Indio and Palm Desert ages shingles and sealant at roughly double a coastal rate.

Structural racking from site settling

Ground movement under piers on one corner twists a residentially framed building. It shows as cracks at door and window corners, doors that stop closing, and separation at the roof valley, all appearing over the same few months.

Dormant running gear failure discovered during transport

Years on blocks dry out bearings, corrode brake components, and check tires from UV without a mile being driven. The relocation trip then becomes the most damaging event in the unit life, frequently ending in a hub or brake failure.

Skirting and underside damage

Skirting takes wind loading during Santa Ana events and hides everything underneath. Rodent entry, plumbing damage, and insulation loss all happen behind intact-looking skirting and are only found when it is removed.

Residential windows in a structure that racks slightly go out of square and stop sealing. Combined with desert heat cycling on the glazing seal, they fog, leak at the head, and lose operation, especially on the sun-facing wall.

Frequently asked questions

I am relocating my park model. What should be done first?

Service the running gear before the move rather than after. That means repacking or replacing bearings, inspecting and rebuilding the electric brakes, checking the axles and hangers, and replacing tires that have been sitting in UV for years regardless of tread depth. Almost every transport failure we repair could have been prevented by that service.

What does a roof replacement cost on a park model?

Because these use pitched residential roofing rather than membrane, cost scales with area and roofing type. Replacing shingles with proper flashing and underlayment typically runs into five figures on a full unit. Body labor is $210 per hour. We inspect the decking before quoting, because desert-aged roofs frequently have compromised sheathing beneath them.

My doors stopped closing and there are cracks at the corners. Why?

The unit is racking, almost always from site settling under one pier or block. It is a structural symptom, not a door problem. We measure the structure, identify which corner has moved, correct the support and the framing, and then adjust the openings. Planing the door to fit a racked opening just makes the eventual correction harder.

Do you work on park models at the resort site?

No. All work is performed at our Yorba Linda facility, which means the unit has to be transported here. That is why the running gear question matters so much on a park model. If you are considering repair work, plan the transport and the pre-move service together rather than separately, because arriving on failed bearings turns a scheduled repair into a much larger one.

How does insurance treat a park model?

It varies more than on any other RV type, because carriers treat units on long-term sites differently from touring RVs and some require a specific form. Wind, hail, and fire are usually covered. Settling and gradual water intrusion normally are not. We document any identifiable event carefully, because that distinction decides most park model claims.
