What we see on mobile tiny home trailers

A tiny home on wheels is a house that has to survive an earthquake every time it is towed. Residential construction assumes the building stays still. Wood stud walls with sheathing resist racking loads through the sheathing panel and its nail pattern, and that system is designed for wind and seismic events measured in seconds, not for hours of continuous road input at highway speed. When one of these is towed, every mile is applying racking cycles to a shear wall system that was never intended for it. That is why the failures we see are nail line loosening at sheathing edges, cracked interior finishes at corners, and siding that has worked loose along a wall, all appearing after a single relocation.

Weight is the second problem and it is usually worse than the owner realizes. Real siding, real roofing, drywall or shiplap, a loft with a mattress and occupants, appliances, and water all add up fast, and tiny homes routinely exceed the axle capacity they were built on. Overloaded axles bend, springs flatten, and the frame deflects between crossmembers. Because the house is bolted to the deck, frame deflection transfers straight into the wall structure. A trailer that has been sitting overloaded for years has usually put a permanent bow into its main rails, which then shows up as a floor that is not flat and doors that do not close.

The roof and envelope behave like residential construction, which cuts both ways. A metal or shingled pitched roof with proper flashing sheds water far better than an RV membrane, and it survives high desert hail in Hesperia or Victorville much better than a membrane and vent cover ever will. But it also weighs more, sits higher, and is fastened to a structure that moves. Flashing at valleys and penetrations is where the leaks start, and they start after the structure has racked rather than before. On the exterior, coastal storage anywhere from Long Beach to Oceanside attacks the steel frame that everything sits on, which is the part nobody looks at.

Sheathing nail line loosening from towing

Wood shear walls resist racking through sheathing nail patterns designed for brief wind and seismic events. Hours of highway input apply continuous racking cycles, loosening the nail lines at panel edges and reducing the wall stiffness permanently.

Frame bow and deflection from overloading

Real siding, roofing, appliances, and a loft push these past their axle rating routinely. Main rails deflect between crossmembers, and because the house is bolted to the deck, that bow transfers into the floor and the wall structure above it.

Axle, spring, and bearing failure from sustained overload

Overloaded axles bend, springs flatten and lose arch, and bearings run hot. It is common to find a tiny home whose axles have been carrying more than rating for years, and the tow that follows is what turns that into a failure.

Roof flashing leaks after structural racking

Pitched residential roofing sheds water well until the structure under it moves. Racking from a tow separates flashing at valleys and penetrations, and the leak appears afterward rather than during, which disguises the cause.

Frequently asked questions

My tiny home developed cracks everywhere after I towed it. Is that normal?

It is common, and it means the structure racked. Residential shear walls are not designed for hours of continuous road input, so the sheathing nail lines loosen and everything rigid attached to them cracks. We assess the shear system, reinforce the walls so the next tow does not repeat it, and then repair the finishes.

How do I know if my trailer is overloaded?

Weigh it. Axle ratings are stamped on the axle and the real number is almost always higher than owners estimate, because siding, roofing, appliances, and water add up quickly. Flattened springs, bulging tire sidewalls, and a frame that is not straight when viewed along the rail are all signs it has been over rating for a long time.

Can the frame be reinforced or do I need new axles?

Often both, and they get evaluated together. We measure the rails for bow, add crossmembers and reinforcement where deflection has occurred, and upgrade axles and springs to a capacity that matches the actual weight. Structural welding is done in shop by certified technicians at $210 per hour, and axle work at $260 per hour.

What should I do before towing a tiny home?

Weigh it, service the running gear, and reinforce the shear walls if it has not been built for road loads. Then check that the house-to-deck connection is through-bolted with proper backing rather than lagged. Most of the expensive damage we repair on these could have been avoided with those four items before the trip.

Will insurance cover a tiny home on wheels?

It depends heavily on how it is registered and whether it is owner-built. Some carriers write them, many do not, and valuation depends on documentation. Build receipts, photographs of construction, and any engineering documentation matter enormously. During repairs we photograph and itemize everything so the work is fully documented for whatever coverage applies.
