The short answer
OCRV Empire repairs RVs, camper vans, trailers, trucks, and fleet vehicles for North Hills owners at the Yorba Linda facility, reached by the 405 and the 118. North Hills sits in an inland valley band, so work arriving from here concentrates in roof to wall transition seam separation and lp regulator diaphragm and pigtail hose cracking.
01
What inland valley conditions do to a vehicle in North Hills
What comes off a transporter from North Hills follows a pattern, and the pattern is set by where the vehicle sits between trips more than by how it is driven. Hot dry summers, cool wet winters, and a daily swing that can cover forty degrees between afternoon and dawn. The swing is the real load, because every material on a coach expands on its own schedule and the joints between them absorb the difference.
The parked months, not the driven weeks, are when this damage accumulates. A North Hills vehicle is working against pavement temperatures loading trailer tires well past their sidewall rating, and that load does not pause when the unit is parked. It accumulates through every month it sits, which is why this damage tends to announce itself at the start of a season rather than the end of one.
- Pavement temperatures loading trailer tires well past their sidewall rating
- Low overnight humidity pulling volatiles out of gaskets, hoses, and fabric
- Months of no measurable rainfall followed by concentrated winter storms

Getting from North Hills to the shop
Getting here from North Hills means the 405 and 118, then east on the 91 to Weir Canyon. Two or three transitions depending on which way you come at it.
Two things worth knowing about this approach. First, the 405 is the single most congested corridor in the region and worth routing around entirely. Second, the 118 crosses the north valley with moderate grade and reliable crosswind at the west end.
Roughly 66 minutes outside peak hours, which puts North Hills close to the San Fernando Valley median of about 65 minutes. A normal half day for a drop-off.
From North Hills the route is the 405 and the 118 and it eats a day. Nobody does this drive twice by choice, so we work to make the first visit the only one.
Communication after drop-off is by photograph. You will see what we found rather than hearing a description of it, which matters when you cannot walk out to the shop.
Encino, Lake Balboa, and Mission Hills sit at a comparable distance, and Encino and Lake Balboa share the same conditions, so those units tend to arrive with the same problems North Hills units do.
Covered storage is common in the valley and it pays for itself. The difference in sealant, decal, and tire life between a covered space and an open asphalt lot is measured in years here, because a shaded roof surface never reaches the temperature that drives the cycling in the first place. That is worth knowing before you schedule, because it changes what we look for the moment the unit arrives.
03
What actually fails on North Hills vehicles
The 4 below are what actually shows up. They are listed the way they tend to present rather than the way a manual would group them.
Roof to wall transition seam separation. The joint where the roof sheet turns down over the sidewall is the longest continuous seam on the vehicle and sees the most differential movement of any of them. Trim screws loosen, sealant under the trim hardens and cracks, and water enters at the top of the wall, where it runs the full length of the cavity before it stains anything visible.
LP regulator diaphragm and pigtail hose cracking. Rubber in the propane system dries fastest in this band because heat and low humidity work on it together. Pigtail hoses check at the crimp and the two stage regulator diaphragm stiffens, which shows up as appliances running rich, a furnace that will not hold flame, or a refrigerator that drops to gas and never relights. Rubber here is a service life item, not a permanent part.
Tire sidewall checking and belt separation. Trailer tires in this band spend summer at pavement temperatures well above air temperature and winter sitting flat spotted on one contact patch. The compound checks between tread blocks and at the sidewall shoulder while tread depth still looks new. Date code matters far more than mileage, and a separation on a hot afternoon usually takes the fender and a section of lower wall with it.
Subfloor damage revealed by the first concentrated storm. Nothing leaks here for eight months, so nothing gets found. The gaps that opened all summer take their first real water in a single December storm that drops in hours what the ground normally sees over weeks. Water runs the wall cavity, saturates the subfloor edge at the wall junction, and the plywood delaminates from underneath while the carpet on top stays dry.

Seasonal timing for North Hills
Late November to early January. Get on the roof before the rain, not after it. Test every sealant bead at the edge with a plastic scraper rather than judging it by eye, because a bead can look continuous and be fully released underneath. Pull loose trim screws, rebed them, and reseal the roof to wall transition along its entire length while the material is still warm enough to bond.
March into April. Test slide seals under a garden hose before the season starts, with somebody inside watching the header and the bottom corners. A seal that has taken a compression set will not recover, and lubricant only masks it for a few weeks. Replace the bulb and wiper together, because a fresh bulb against a hardened wiper simply moves the leak.

North Hills in the context of San Fernando Valley
28 of the 29 San Fernando Valley cities we serve sit in the inland valley band, North Hills among them, so this is the dominant pattern across the county.
Across all of Southern California we serve 96 cities in this band. What they have in common is not geography, it is what the environment does to a vehicle left sitting in it, and that is what makes the North Hills failure pattern predictable enough to plan maintenance around.
San Fernando Valley is not one environment, which is why a North Hills unit and one from the far side of the same county frequently arrive with nothing in common. The county page covers how that splits.

North Hills questions
Frequently asked questions
What should I check on my own before calling?
Look for roof to wall transition seam separation first, since that is what this environment produces most. Then walk the roof penetrations and every seal. Photograph anything you find, dated, from more than one angle. That habit is what makes a claim payable later.
Do you serve North Hills?
Yes. North Hills customers reach us by the 405 and the 118. All work is performed at the Yorba Linda facility at 23281 La Palma Ave. We do not run mobile, on-site, or route service, so the vehicle comes to the shop.
Is it worth the drive from North Hills?
That depends on whether the work can be done properly closer to you. Large format paint, laminated structural repair, riveted shell work, and frame correction on oversized units are a short list of capabilities in this region. If the job is a simple one, a closer shop may serve you fine, and we will tell you that.
When should a North Hills owner bring a vehicle in?
Late November to early January. Get on the roof before the rain, not after it. Test every sealant bead at the edge with a plastic scraper rather than judging it by eye, because a bead can look continuous and be fully released underneath. Pull loose trim screws, rebed them, and reseal the roof to wall transition along its entire length while the material is still warm enough to bond.
What does an estimate cost for a North Hills customer?
The same as for anyone else. A collision estimate fee applies and is refundable as a credit against an authorized repair. An RV systems estimate covering slides, awnings, water, electrical, or generator is $150. Diagnostic time is $285 per hour with a one hour minimum, refundable the same way.
