RV Roof Replacement Cost vs Repair Cost

The short answer

The decision rule is the decking. If the plywood or lauan under the membrane is still firm underfoot, you are in repair territory and the number stays under about $4,000. If it moves, dips or sounds hollow, you are buying a roof rebuild, and recoating over it wastes every dollar spent.

Start With Your Foot, Not the Estimate

Before anyone prices a roof, someone has to walk it. Under the membrane sits quarter inch or three eighths plywood on most coaches and lauan on lighter trailers, and that decking either holds a boot flat or it does not. A roof that flexes evenly under weight is a repair candidate. A roof that dips beside a vent, sinks along a rafter line or gives a soft crunch has water in the decking, and no coating over the top changes that. That one test separates a twelve hundred dollar job from a twelve thousand dollar job.

The second test is a knuckle. Rap across the whole surface and listen for the change from a solid tick to a dull thud. A thud means either the membrane has released from the decking or the decking has released from the rafter. On coaches out of Riverside and Corona, where the daily temperature swing works every seam, that release almost always starts within a foot of a penetration and then travels. We map the entire roof before we price it, because the compromised area is routinely three times the size of the ceiling stain the owner found inside.

Four Different Jobs, Four Different Numbers

Roof work is not one service with a sliding price. It is four distinct scopes, and knowing which one you actually need is most of the battle. Body and paint labor bills at $210 per hour, so the hour count in each scope is the number that matters. Materials are separate and they are not trivial on a roof, since a full membrane, adhesive, new terminations and sealant on a 38 foot coach is real money before anyone touches a tool.

The trap is buying the wrong scope. A recoat over decking that is already soft looks like a bargain and turns into a full replacement two years later with coating removal added on top. A targeted repair on a membrane that has shrunk off its edge trim in three places is a patch on a roof that is failing everywhere. We meter the decking and map the terminations before recommending a scope, because the cheapest correct job is almost never the cheapest quoted job.

  • Recoat and reseal: 4 to 16 hours, roughly $900 to $3,500 with materials. Cleaning, primer, sealant renewal at every penetration, then a coating system over the top.
  • Targeted membrane repair: 3 to 20 hours, roughly $700 to $4,500. A patch or section splice where a limb, a hailstone or a ladder put a hole in otherwise sound rubber.
  • Full membrane replacement: 20 to 70 hours, roughly $4,500 to $18,000. Everything comes off the roof, the old membrane is stripped, new material is laid and every penetration is rebuilt.
  • Structural roof rebuild with decking: 60 to 200 plus hours, $12,000 to $45,000 and up. Membrane off, decking cut out and replaced, rafters repaired, then a new membrane over the top.
  • Add interior ceiling and cabinet removal when the rot has reached the truss line, which pushes a rebuild into the upper half of that range.

How Each Membrane Type Fails in Southern California

The material on your roof determines what kind of failure you get and what a repair even looks like. EPDM rubber goes chalky, then thins at the high points, then splits. TPO holds up better against ultraviolet but its seams are heat welded, so when it fails it fails at the weld line rather than in the field of the sheet. Fiberglass roofs crack and craze rather than tear, and the crack usually radiates from a vent flange. Aluminum roofs dent, then work-harden at the dent and split at the low spot.

That matters for pricing because each material sets a different repair path. A split in EPDM can sometimes be patched with a compatible sheet and adhesive. A failed TPO weld needs the seam reworked with heat rather than glue. Fiberglass gets ground to a taper and laid back up with new glass, which is body work rather than roofing. Aluminum panels get replaced rather than filled, because filler over a work-hardened split telegraphs back through within a season. Ask what your roof is made of before anyone puts a number on it.

  • EPDM: chalking that leaves white residue on a rag, thinning over the rafter high points, then a split that follows the rafter.
  • TPO: seam weld separation, lifted edges where the sheet was welded cold, and shrinkage that pulls the sheet toward its center.
  • Fiberglass: gelcoat crazing, then a structural crack radiating from a vent cutout or a roof rack mounting point.
  • Aluminum: hail bruising, panel oil canning, and splits at fastener rows where the panel has worked against the screw.
  • One-piece filon and laminated roofs: bubbling that reads exactly like sidewall delamination, because it is the same adhesive failure on a horizontal surface.

The Five Findings That Turn a Repair Into a Replacement

We do not push people toward replacement because the invoice is bigger. We push toward replacement when a repair cannot outlast the drive home. There are five findings that do it, and any one of them on its own is usually enough. When two show up together, a repair quote is a courtesy quote, not a real plan.

The last one on the list surprises people most. A roof carrying four or five prior patches has four or five different sealant chemistries on it, several of which will not bond to each other. New material laid over that stack adheres to whatever is on top, not to the membrane, and it lifts at the first hot week in July.

  • Any decking that reads soft, spongy or delaminated under a moisture meter, regardless of how small the area looks.
  • More than roughly a quarter of the seam and termination length failed, since the rest is on the same clock.
  • Shrinkage that has pulled the membrane off the edge trim or out from under a termination bar anywhere along the roof.
  • Visible separation of the membrane from the decking across an area larger than about four square feet.
  • Multiple prior patches in overlapping sealant chemistries, which nothing new will bond to reliably.
  • Rafter or truss damage found during mapping, which no membrane work addresses at all.

Why Coating Over Wet Decking Is the Most Expensive Way To Save Money

A recoat is a vapor barrier. That is the entire point of it. Apply one over decking that already holds moisture and you have sealed water into a wood sandwich that sits in 100 degree sun in Fontana all summer. The wood cannot dry upward anymore, so it dries downward into the ceiling panel and the wall cavity, or it does not dry at all and simply rots faster. We have opened roofs eighteen months after a recoat and found decking that came out in wet handfuls.

The financial version of that story is worse. The owner spends roughly $1,800 on the recoat, gets a year of quiet, and then buys the rebuild anyway at a scope that has grown to include ceiling panel, insulation and two rafters. The recoat money is gone entirely, because the new membrane job strips it off. That is why we meter before we quote a coating and why we will decline a recoat on a wet roof rather than take the work.

Where the Hours Actually Go on a Membrane Replacement

Owners tend to picture roof replacement as rolling out a sheet. The sheet is maybe four hours of the job. Everything else is the removal, the rebuilding of penetrations and the reassembly, and that is where a 20 hour job and a 70 hour job separate. A bare trailer roof with two vents and no air conditioner is fast. A 40 foot diesel pusher with two roof air units, a satellite dome, a solar array, four vents, a ladder, a rack and a full length awning rail is not.

Every one of those items has to come off, get its old sealant scraped back to bare substrate, and go back on with fresh butyl and new lap sealant. That is the honest reason two coaches of similar length can differ by forty hours. It is also why we count penetrations during the estimate and write them as line items rather than folding them into a single roof number. When you compare estimates from two shops, compare the penetration counts first, because that is usually where the difference lives.

  • Removing and setting aside every rooftop component, then rebuilding each mounting flange with new sealant on reinstall.
  • Stripping old membrane and scraping residual adhesive down to clean decking, which on a sun-baked roof is slow work.
  • Cutting and fitting around every penetration, since each one is a hand-cut opening rather than a straight run.
  • Rebuilding edge terminations and drip rail, which is where nearly every reused roof leaks first.
  • Reinstalling and resealing the air conditioner gaskets, which take a compression set and rarely reseal on a reuse.
  • A water test at the end, at every penetration, before the unit goes anywhere.

Shrinkage and Edge Trim: the Failure Nobody Quotes For

Membranes shrink. EPDM and TPO both pull toward their center over years of thermal cycling, and on a coach parked in Indio or Palm Desert that shrinkage runs well ahead of schedule. The visible symptom is subtle: the membrane edge that used to disappear under the edge trim is now a quarter inch shy of it, or the sheet has tented slightly across the middle of the roof because it is under tension.

Once a sheet is under tension it will not accept a patch that lasts. Any repair adds a stiff spot to a sheet that is actively pulling, and the tear reappears at the edge of the patch. It also means the edge trim seal is now the only thing standing between road spray and the wall cavity, which is why shrinkage complaints so often arrive alongside lower sidewall delamination. When we find shrinkage past the trim, we stop quoting patches and quote a membrane.

What We Do Before Anyone Gives You a Price

All roof work is performed at our Yorba Linda facility. The unit comes in, we walk and sound the entire roof, we meter through the ceiling from inside where access allows, and we photograph every finding. Then we write the scope. On an insurance job the photographs go to your adjuster before anything is cut, because a roof supplement written after the demolition is a much harder conversation than one written before it.

What you should get back is not a single number. You should get the repair number, the replacement number, and a plain statement of what makes the repair a gamble on your specific unit. If a shop hands you one price for a roof without having been on it, that price was written for an average roof rather than yours. It depends on cause. Sudden damage from hail, a falling limb or an impact is generally claimable under comprehensive. Age-related chalking, shrinkage and sealant failure are maintenance and generally are not. Many roofs have both, so we document the storm damage separately from the wear, which is the only way the claimable portion gets paid without dragging the rest along.

How long does an RV roof job take in the shop?

A recoat and reseal is usually two to four days. A membrane replacement typically runs one to three weeks depending on how many rooftop components come off and go back on.
