How To Inspect Your RV Roof Without Making It Worse

The short answer

Confirm the roof is rated walkable before you step on it, then survey in this order: terminations and edge trim, penetrations, seams, and the open field last. Most leaks begin at a termination bar or a penetration, not in the middle of the membrane, and the wrong sealant chemistry causes more damage than the original leak.

Find Out Whether the Roof Is Rated to Carry You

A walkable roof has decking under the membrane, usually five eighths inch or thicker, laid across trusses on roughly sixteen inch centers. A non-walkable roof has thin luan or a foam sandwich spanning wider centers, and it is engineered for weather and for its own load, not for a 200 pound person with a five gallon bucket. Step on a non-walkable roof between the trusses and the decking deflects, the membrane stretches over the truss edge on either side of your foot, and you get a pair of parallel stress lines that show up as leaks a season later.

Three practical checks. First, the manufacturer literature and the data placard, which state walkable or non-walkable in plain language on most units built in the last fifteen years. Second, the presence of a factory rear ladder, which is a strong signal but not proof, since some ladders exist only for roof access to a specific component. Third, press up on the ceiling from inside at several points between fixtures and feel whether it is rigid or whether it gives. A ceiling that flexes under hand pressure from below tells you what the roof will do under a boot from above.

If the answer is non-walkable or unknown, the inspection happens from a ladder at each corner and from a step ladder alongside the unit, using a phone on a pole for the middle. That is less convenient and it finds most of what matters anyway, because the middle of the field is rarely where the failure starts.

  • Manufacturer literature or the data placard, which usually state the rating directly
  • Presence and rating of a factory rear ladder, which is suggestive rather than conclusive
  • Decking thickness visible at a vent cutout with the vent trim removed
  • Whether the ceiling gives under hand pressure from inside between fixtures
  • Whether the roof already shows depressions or ripples between the truss lines

Spreading Load When You Do Go Up

Even on a rated walkable roof, a boot concentrates several hundred pounds into about twenty square inches. Membrane over decking handles that, but membrane over a seam, over a fastener head, or over a small void does not. A half inch sheet of plywood, four feet by four feet, moved ahead of you as you work turns a point load into a distributed one and cuts the risk to near zero. Kneeling on it rather than standing helps further, and it puts your eyes about eighteen inches from the surface, which is where they need to be anyway.

Walk directly over the truss lines wherever you can identify them, which on most coaches you can, because the fastener rows in the edge trim mark the spacing. Avoid the area within a foot of any roof edge, because the perimeter is where the decking is thinnest and where the termination bar creates a hard edge under the membrane. Keep tools in a bucket rather than loose, and never set a metal tool down on a membrane roof on a hot day in Riverside or Corona, because a hot wrench will emboss itself into softened TPO in under a minute.

Ladder discipline matters as much as roof discipline. Use a ladder rated for your weight plus what you are carrying, set at the correct angle, tied off or footed by someone. Factory RV ladders are rated for a person climbing, not for a person climbing with a case of sealant. Most roof inspection injuries happen on the ladder, not on the roof.

The Survey Order That Actually Finds Leaks

Work from the outside in, because that is the order in which failures happen. Terminations and edge trim first. These are the aluminum or vinyl strips that clamp the membrane down along the perimeter and around openings, and the sealant bead on top of them is the only thing between weather and the raw edge of the roofing material. When that bead fails, water gets under the membrane and travels laterally with nothing to stop it, which is why an edge failure produces a stain three feet from the actual entry.

Penetrations second. Every hole cut in the roof is a candidate: the refrigerator vent, the plumbing vent stacks, the range hood exhaust, the antenna base, the skylight flange, the air conditioner gasket, and every solar panel mounting foot. Solar mounts deserve extra attention on units where the panels were added after purchase, because aftermarket installs vary enormously in how the feet were bedded and sealed.

Seams third, then the open field last. Factory seams between membrane sections and along slide roofs are engineered joints and they usually survive, but they are worth a run of the fingers. The open field is the largest area and the least likely place to find anything, which is precisely why people who start there get discouraged and quit before checking the parts that fail.

  • Front and rear cap-to-roof terminations, where two different materials meet and move differently
  • Both side edge trims and the fastener line under them
  • Refrigerator roof vent and range hood exhaust
  • Plumbing vent stacks and their collars
  • Air conditioner mounting flange and the shroud fasteners
  • Antenna base, satellite dome mount, and any wireless equipment feet
  • Skylight and vent flanges, especially at the corners of a rectangular cutout
  • Every solar panel foot and every cable entry gland

What a Failed Lap Sealant Bead Looks Like Up Close

Intact self-leveling lap sealant is uniform, slightly glossy, and bonded continuously to both surfaces it bridges. It has some give when you press it with a thumbnail and it springs back. There are no lines where it meets the flange and no lines where it meets the membrane.

A failed bead shows one of four signatures. A hairline separation line along one edge where the sealant has released from the flange, which is the earliest and most commonly missed sign. A network of fine cracks across the surface of the bead, which means the material has hardened and lost elasticity, standard after a few years of Riverside and Corona thermal cycling. A chalky matte surface that leaves powder on your finger, which is UV breakdown. Or an actual void, gap, or tunnel, which means water is already getting in and has been for a while.

The distinction between the first signature and intact sealant is where most owner inspections go wrong. A separation line is thin, straight, and easy to read as a shadow or a molding line. Run a fingernail along the junction. If it catches or drops into a groove, the bond has released even if nothing looks dramatic.

Low Sun Angle Does the Work Your Eyes Cannot

Overhead midday sun flattens everything on a white roof. The same roof at seven in the morning or five in the afternoon, with light raking across it at a low angle, shows every ripple, depression, ponding area, and hail bruise as a shadow. This is the single highest value technique in a roof survey and it costs nothing but scheduling.

The same principle applies indoors and at night with a flashlight held nearly flat to the surface. Sweep it slowly across the field and watch the shadows move. A soft area reads as a shallow dish. A bruised area from high desert hail reads as a circular depression with no puncture, which is exactly the damage pattern that gets dismissed as nothing on a membrane roof. Delamination in the decking below reads as a broad wave rather than a discrete dent.

Follow the light survey with a tap test using a plastic mallet or the heel of your hand. Sound decking is tight and returns a sharp report. Wet or delaminated decking is dull and hollow and the difference between the two is unmistakable once you have heard both within a few feet of each other.

Photograph It Like It Is Going Into a Claim File

Assume every roof photograph you take might end up in front of an adjuster, because on hail and storm damage it frequently does. That changes how you shoot. Include a scale reference in the frame, a tape measure, a coin, or a ruler laid alongside the defect, so that size is documented rather than argued about. Shoot a wide establishing frame first that shows where on the roof the defect sits, then move in for the detail shot, so the two can be tied together later.

Record the date and the roof material in your notes, since EPDM, TPO, and fiberglass fail differently and a carrier reviewer will treat identical looking damage differently depending on substrate. Shoot the same locations each time you inspect so you build a comparison series. A photograph of an intact sealant bead in March next to the same bead separated in September is the strongest evidence there is that a failure was sudden rather than gradual, and that distinction decides coverage on water claims.

  • A wide frame establishing where the defect is relative to a known fixture
  • A close frame with a tape measure or coin in the shot for scale
  • The same fixed vantage points photographed every inspection for comparison
  • The roof material identified in your notes, since EPDM, TPO and fiberglass behave differently
  • Date on every image, since sudden versus gradual is decided on timeline evidence
  • Interior ceiling photographs of any stain, shot the same day as the roof images

Six Things That Turn an Inspection Into a Repair Bill

The most expensive roof damage we repair was not caused by weather. It was caused by an owner or a handyman doing something to the roof that a membrane cannot survive. Pressure washing is the leader. A pressure washer at close range lifts membrane edges at terminations, drives water under the sealant, and strips the surface coating off EPDM in a single pass. The roof looks brilliantly clean and it now leaks in four places.

Sealant chemistry is a close second. Self-leveling lap sealant for horizontal surfaces, non-sag for vertical, and the product must be compatible with the membrane. Some sealants attack EPDM. Some will not bond to TPO at all. Silicone belongs nowhere on an RV roof under any circumstance, because nothing else bonds to cured silicone, which means the only way to fix a silicone repair later is to remove the entire area it touched.

Then there is patching over softness. If the decking under a spot is soft, a patch on top seals moisture into the structure and lets the rot continue in the dark. The soft area has to be opened, dried, and the decking replaced. A patch over it is not a repair, it is a delay with interest.

  • Pressure washing, which lifts terminations and strips membrane surface coating
  • Silicone anywhere on the roof, which prevents any future sealant from bonding
  • Sealant that is not compatible with your specific membrane chemistry
  • Applying new sealant over failed sealant instead of removing the old bead first
  • Patching over a soft spot, which traps moisture and hides progressive rot
  • Walking a wet or hot membrane, where traction and material softness are both against you

When To Stop Inspecting and Bring It In

Stop and get it assessed when you find soft decking, when you find a separation you can slide a fingernail under along more than a few inches, when there is any interior ceiling stain regardless of how the roof looks, or when the membrane itself is chalking and shrinking away from a termination. That last one is common on low desert units out of Palm Desert and Indio, where sustained heat above 115 takes a membrane through its whole service life in roughly half the projected time.

Also stop if the roof is non-walkable and you cannot see the areas that matter from a ladder. Guessing is worse than not looking. A roof inspection from a ladder that reaches three of the eight critical locations is a partial inspection, and treating it as a clean bill of health is how a small termination failure becomes a subfloor job eighteen months later. Low desert units in Indio and Palm Desert should be checked quarterly, because sustained heat above 115 degrees shortens membrane life dramatically.

Can I use silicone to seal a leak on my RV roof?

No. Silicone does not bond reliably to EPDM or TPO, it degrades under UV, and worst of all nothing bonds to cured silicone afterward. That means the correct repair later requires removing every trace of it, which usually means removing membrane. Use self-leveling lap sealant rated for your specific roof material on horizontal surfaces and a compatible non-sag product on vertical ones.

Is it safe to pressure wash an RV roof?

No, and it is one of the more common causes of self-inflicted roof damage we see. High pressure lifts membrane edges at terminations, forces water under sealant beads, and strips the surface coating off EPDM. Wash with a soft brush, a mild detergent approved for your membrane, and a garden hose. The roof will look slightly less dramatic and it will still be watertight afterward.

What does a soft spot on the roof actually mean?

It means the decking beneath the membrane has taken on moisture and lost structure, usually from a leak that has been running for a season or more. The membrane above it can still look intact, which is what makes it deceptive. Sealing over a soft area traps the moisture and lets the rot continue out of sight. The area has to be opened, dried, and the decking replaced.
