Pigtail hoses check at the crimp and the two stage regulator diaphragm stiffens, which shows up as appliances running rich, a furnace that will not hold flame, or a refrigerator that drops to gas and never relights. Rubber here is a service life item, not a permanent part.

July and August. This is peak cycling, so do not defer anything that is already moving. Inspect roof vent lids and skylight domes for brittleness by flexing a corner, since these fail during the fall wind rather than during the heat that ruined them. Check that the slide runs square and true, and stop cycling any room that hesitates on one side.

Late November to early January. Get on the roof before the rain, not after it. Test every sealant bead at the edge with a plastic scraper rather than judging it by eye, because a bead can look continuous and be fully released underneath. Pull loose trim screws, rebed them, and reseal the roof to wall transition along its entire length while the material is still warm enough to bond.

March into April. Test slide seals under a garden hose before the season starts, with somebody inside watching the header and the bottom corners. A seal that has taken a compression set will not recover, and lubricant only masks it for a few weeks. Replace the bulb and wiper together, because a fresh bulb against a hardened wiper simply moves the leak.
