Awning failure during Santa Ana events. Wind events arrive faster than most owners get home. An awning left out takes an uplift load the arms were never rated for, and either the fabric tears at the roller seam or an arm folds and takes the rail with it. On a powered assembly the motor frequently survives what the mounting rail does not, which turns a fabric job into sidewall repair.

Schwintek rack timing drift and wall binding. A through wall rack and pinion system depends on both sides running in step. Heat grows the room and the wall opening at different rates, the room binds slightly on one side, and one motor falls behind. Sometimes the controller flags that as a fault and sometimes it does not, and the room comes in cocked. Cycling it again rounds the rack teeth off.

Flooded battery water loss and plate sulfation. A lead acid bank in an unshaded compartment runs hot enough all summer to gas off electrolyte faster than anybody checks it. Plate tops get exposed, sulfate, and lose capacity permanently. The owner finds out in October when the furnace will not run through the night. A converter holding fixed float voltage with no temperature compensation makes it happen in half the time.

March into April. Test slide seals under a garden hose before the season starts, with somebody inside watching the header and the bottom corners. A seal that has taken a compression set will not recover, and lubricant only masks it for a few weeks. Replace the bulb and wiper together, because a fresh bulb against a hardened wiper simply moves the leak.

Late September through November. Santa Ana season runs through here. Retract and lock awnings any time the unit is unattended, not just overnight, because these events build in under an hour. Clear anything on the roof that wind can lift, and walk the sidewall for decal edges that are already standing up. One event turns a lifted corner into a stripped panel.

January through March. Check the interior within a day of each storm rather than waiting for spring. Use a moisture meter at the base of every wall, at slide floor edges, and under the dinette, since valley subfloor damage saturates from below while the surface stays dry. A meter reading found in January is a panel. Found in June it is a floor.
