Rooftop air conditioner condenser corrosion. Salt lands on the condenser coil every night the unit sits under open sky. Aluminum fins powder and separate from the copper tube, so the coil loses the surface area it needs to reject heat. A Coleman or Dometic compressor then runs long, draws high, and stalls on a hot afternoon. The complaint sounds electrical and the cause is corrosion.

Frame outrigger and undercarriage section loss. The steel below the floor never fully dries out in this band. Damp carrying chloride sits on outriggers, crossmembers, and the top flange of the main rails where nobody looks. Loss starts at the welds and the factory coating flakes away in sheets. A rail that has given up a third of its web is structural work, and it usually surfaces during an unrelated tank job.

December through February. Walk the interior within a day of each storm rather than at the end of the season. Check ceiling corners, the head of every window, and the underside of overhead cabinets with a flashlight held flat against the surface. A fresh stain is a repair measured in wall panels. The same stain found in April is measured in subfloor.

July and August. Service running gear before towing season gets serious. Pull hubs, inspect races for the fine gray etching that coastal storage produces, and repack. Look at brake magnet faces during the same teardown, since a pitted magnet drags and glazes shoes. Doing both at once costs one teardown rather than two.

Late September to early November. Reseal every roof penetration ahead of the first storm cycle. Salt drives lap sealant past its useful elasticity well before the interval printed in the owner manual, so judge it by feel rather than by date. Press the edge of each bead with a thumbnail. If it has gone hard or lifted at the substrate, cut it out and rebed instead of skimming over it.
