Sudden vs Gradual: Why That Distinction Decides Your Water Damage Claim

The short answer
Sudden and accidental intrusion from a covered event is generally payable. Water that arrived slowly through a sealant that aged out generally is not. The evidence that separates them is physical: moisture meter patterns, the number and spacing of staining rings, and whether the substrate is wet or already crumbled.

One Line Decides the Entire Claim
Every RV water claim reduces to a single question: did the water arrive as an event, or did it arrive as a process. An event is a hailstone splitting a membrane, a limb coming through a roof in Lake Arrowhead, a slide seal torn during travel, a supply line that let go. A process is a lap sealant joint that hardened and cracked across five Yorba Linda summers while the unit sat. The repair is often identical. The coverage outcome is completely different.
Owners tend to argue the wrong thing here. They argue about how much the damage costs, or about how long they have been a customer. The adjuster is not evaluating either. The adjuster is evaluating cause, and cause is determined from physical evidence inside the wall and the floor, which is why the teardown findings carry more weight in this category than in any other.

What Sudden and Accidental Means in Policy Language
Sudden in a policy is not a synonym for recent. Courts and carriers read it as meaning abrupt in onset, unexpected, and not the natural and foreseeable result of an ongoing condition. Accidental means unintended from the standpoint of the insured. Both have to be true. A pipe that bursts on a January morning in Big Bear because it was never winterized is sudden in onset, and a carrier will still argue the freeze was foreseeable and the failure to winterize was the cause.
The practical consequence is that establishing a covered cause requires naming the event, not just describing the damage. A claim reported as water damage in the bedroom invites a gradual finding by default. A claim reported as a split in the roof membrane at the forward air conditioner opening, following a documented hail event, with wet framing directly beneath and no staining history, is a claim with a cause attached.
Some policies contain an ensuing loss provision that can bring part of a claim back into coverage even where the initiating cause is excluded. It is worth reading, and worth asking about specifically when the denial cites a maintenance exclusion.

The Wear, Tear and Maintenance Exclusion, Read Literally
Nearly every RV policy excludes wear and tear, deterioration, rust, corrosion, mold, and damage from any gradually operating cause. It usually also excludes loss caused by faulty or inadequate maintenance. That last phrase is the one that does the work in water claims, because RV manufacturers publish sealant inspection intervals measured in months and almost nobody keeps to them.
Read literally, the exclusion means the carrier is not insuring the consequences of an unmaintained seal. That is a defensible position and pretending otherwise leads owners into long unproductive disputes. The place where it is legitimately contestable is when a maintained seal was defeated by an event, which is a materially different situation from a seal that simply expired, and physical evidence can distinguish the two.

What a Moisture Meter Reading Pattern Actually Tells an Adjuster
A single reading is nearly useless. What matters is the pattern across the unit and what it implies about time. A tight, high-reading zone with a steep falloff at its edges reads as a recent single intrusion still spreading from a point. A broad, moderate field with no clear center, or a zone that reads dry now but shows heavy prior staining in the same footprint, reads as repeated wetting and drying over seasons.
The wet and dried and re-wetted pattern is the strongest gradual indicator there is, and it shows up plainly on units that live in the inland valleys, where a leak wets in December and bakes dry in July, year after year. When we find that pattern we say so, because it will be found again by whoever the carrier sends and it is better to know before you build a case on it.
Metering is done across the whole unit rather than at the complaint area, for the same reason. Water travels, and the shape of the map is the information.

- Broad moderate field with no center, suggesting long term migration
- Dry readings over heavy staining, suggesting repeated wet and dry cycling
- Elevated readings at multiple unrelated locations, suggesting several failed seals

Staining Rings and Substrate Condition as a Clock
Water leaves a record. A single wetting event that dried once produces one edge, a single tide line on the panel or the substrate. Repeated events produce concentric rings, each one marking where a separate wetting stopped, in the same way a coffee cup leaves rings on a table. Counting rings does not give you a year, but three or four distinct rings is not consistent with a claim that this began last month.
Substrate condition is the other clock. Luan that is wet but still fibrous and holding fastener pull has not been wet long. Luan that has gone to a dark pulp, or that crumbles under a thumbnail, has been through repeated wet cycles and biological breakdown, and that does not happen in a season. Steel framing tells the same story: surface flash rust is recent, scaling and section loss is not.
None of this is subjective once it is photographed. That is the point of opening the wall while the claim is live rather than after it is resolved.

Sealant Failure Is Not an Event
Self-leveling lap sealant and butyl are consumables. In the inland valleys they cycle from over 100 degrees in the afternoon to the fifties overnight, expanding and contracting at every roof penetration, and they harden and pull away from the substrate on a schedule measured in a few years. In the low desert around Indio and Palm Desert, where roof surfaces run far above ambient, the schedule is shorter still.
Because this is predictable, it is not an accident, and carriers treat it that way with good reason. If your entry point turns out to be a cracked bead of lap sealant around a vent flange with no impact damage anywhere near it, the water intrusion claim is very likely going to be denied and the denial is very likely correct. What is worth doing at that point is fixing the cause properly rather than spending three months on the claim.

Split Claims: When Part Is Covered and Part Is Not
The outcome owners least expect is the most common one on larger losses. A unit can have two water histories at once: an old gradual leak at a rear window that produced a soft corner over years, and a fresh split at a roof seam from a wind event last month that soaked the forward third. The correct handling is to separate them, document each independently, and claim only the one with a covered cause.
Getting that separation right is a documentation exercise. Moisture mapping shows two distinct zones. Substrate condition differs measurably between them. Photographs and readings are labeled by zone and the estimate is written in two parts. Carriers respond well to this because it demonstrates the shop is not padding, and it usually produces payment on the covered portion faster than an all-or-nothing submission would.
You still owe for the excluded portion, and it still needs fixing. Leaving an old leak open next to a repaired area is how the repaired area gets ruined.

Carriers exclude it under wear and inadequate maintenance and that position is generally correct. Where a maintained seal was defeated by an impact or a storm, the situation is different and the physical evidence has to show it.
Can part of a water claim be paid and part denied?
Yes, and on larger losses it happens often. A unit can carry an old gradual leak in one area and fresh event-caused intrusion in another. Documenting them as separate zones with independent moisture readings and substrate photographs usually gets the covered portion paid faster than submitting everything together. The excluded portion still needs repair at your expense.
Should I dry out the RV before the adjuster sees it?
Stop active water entry so the damage does not worsen, and photograph everything thoroughly before you do. Do not tear out or dry the affected structure before it is documented, because the moisture readings and substrate condition are the evidence the coverage decision rests on. Once a floor has been pulled and discarded, the argument about cause becomes very hard to win.
